Your rights and obligations as a tenant

Both tenant and landlord have obligations towards the property, to ensure that the tenancy runs smoothly and according to the rules.

Tenant's responsibilities

  • Pay rent and utilities on time.
  • Use the property only for the purpose specified in the rental agreement.
  • Request written authorization from the landlord before considering subletting.
  • Carry out routine maintenance on your home and its equipment (for example, perform an annual service on your gas boiler).
  • Take out rental risk insurance.
  • Enable the owner to access the property by appointment, for work or visits by future tenants.
  • Carry out your own repairs: fill in any holes you make, replace burnt-out light bulbs, unclog drains, etc.

Owner's responsibilities

  • To provide decent housing that is fit for habitation (electrical equipment up to standard, heating and ventilation equipment, etc.).
  • Provide a rent receipt free of charge on request.
  • Carry out work that is not the tenant's responsibility, such as upgrading equipment or maintaining the property in good condition (heating, etc.).

You can obtain information from the Agence Nationale pour l'Information sur le Logement (Anil), or contact your local Agence Départementale pour l'Information sur le Logement (Adil).

Anil is also in charge of reporting non-decent housing in the conurbation.
